I am wary of trends. A great house should outlast them. But every year the finest clients ask for certain things more often, and those requests tell us where luxury is going.
Looking ahead to 2027, these are the shifts I see most clearly among high-net-worth clients across the United States, Europe, the Gulf and Asia, with my honest view of which will endure.
Wellness becomes the foundation, not the feature
A few years ago, wellness meant adding a spa. Today clients ask how the whole house affects their sleep, their air, their water and their energy. This is the work I do through ÖND, and I believe it is the most lasting change in luxury design in a generation. It will endure because it is grounded in how people feel, not how rooms look.
Craft over brand
Clients are increasingly less interested in recognisable labels and more interested in who made a piece and how. Bespoke joinery, hand-finished plaster, hand-woven textiles and commissioned lighting are taking the place of the showroom suite. This too will endure.
Quiet, deeper colour
After years of pale neutrals, I see a move towards deeper, quieter colour: forest greens, ink blues, warm earth tones and lacquered finishes, used with restraint. Colour of this kind ages well when it is applied to beautiful materials. Used carelessly, it will date quickly.
Technology that disappears
The finest homes now hide their technology entirely. Speakers behind plaster, screens that vanish, lighting controls reduced to a few elegant keypads. Clients are also asking for quieter electrical environments in bedrooms. Invisibility is the luxury.
Rooms for real life
Formal rooms that are never used are giving way to rooms that serve how families actually live: generous kitchens that welcome guests, libraries that are also family rooms, studies designed for long days of remote work. This is a return to good sense, and it will last.
What I would avoid
- Statement pieces chosen for social media rather than for the room.
- Novelty materials without a record of how they age.
- Over-designed smart-home systems that the household cannot use.
- Any scheme that would look right only in 2027.
The lasting principle
Every enduring trend shares one quality: it serves the people who live in the house. Proportion, light, craftsmanship and health have always been the foundation of a fine home. The best of 2027 simply returns us to them.
